12-Month Relationship Protection

Once you register an investor, you're protected for 12 months. Any loan they close through SCG during that period earns you a fee. Each new deal extends the protection another 12 months.

$150K Minimum Loan

Referral compensation applies to investment loans with a minimum loan amount of $150,000. DSCR, Alt-Doc, ITIN, and Foreign National programs all qualify.

By submitting this form, you agree to the Seth Capital Investor Network Referral Agreement. This program is exclusively for business purpose investment loans. Referral Partner is acting as an independent contractor and not as an employee, agent, or representative of Seth Capital Group.

1. Purpose

Seth Capital Group operates a private network that provides financing solutions for real estate investors including DSCR loans, bridge financing, and other business purpose investment loan products. The purpose of this Agreement is to establish the terms under which the Referral Partner may introduce potential borrowers or investment loan opportunities to Seth Capital Group.

2. Referral Relationship

Referral Partner agrees to introduce real estate investors and potential loan opportunities to Seth Capital Group. Referral Partner acknowledges that:

Seth Capital Group will originate and structure all financing transactions.
Referral Partner is not acting as a mortgage broker, lender, or financial advisor for Seth Capital Group.
Referral Partner may not represent themselves as an employee, agent, or partner of Seth Capital Group.

3. Referral Compensation

Referral compensation will be paid only upon the successful closing and funding of a loan through Seth Capital Group. Compensation is based on the level of deal submission as follows:

Tier 1 — Investor Introduction: 0.25% of funded loan amount.

Tier 2 — Pre-Qualified Scenario: 0.35% of funded loan amount.

Tier 3 — Complete Deal Submission: 0.50% of funded loan amount.

4. Referral Registration

To qualify for referral compensation, the Referral Partner must submit the referral through the Seth Capital Group referral submission process. The referral must be received by Seth Capital Group prior to any direct engagement between the borrower and Seth Capital Group.

5. Minimum Loan Size

Referral compensation applies to investment loans with a minimum loan amount of $150,000, unless otherwise approved by Seth Capital Group.

6. Payment of Referral Fees

Referral compensation will be paid after the loan has closed and funded, via bank transfer within 5–7 business days of funding. Referral Partner is responsible for any taxes associated with referral compensation.

7. Investor Relationship Protection Period

The Referral Partner will retain referral rights for a period of twelve (12) months from the date the investor referral is first registered with Seth Capital Group. Each new loan submission involving the same referred investor will extend the protection period for an additional twelve (12) months, creating a rolling protection period.

8. Non-Circumvention

Referral Partner agrees not to attempt to circumvent Seth Capital Group by directing introduced investors to alternative financing sources for a period of twelve (12) months following referral submission. Seth Capital Group likewise agrees not to intentionally bypass the Referral Partner during the active protection period.

9. Compliance

This Agreement relates exclusively to business purpose investment loans. No referrals may involve consumer-purpose residential financing. Referral Partner agrees to comply with all applicable laws and regulations.

10. Independent Contractor

The Referral Partner is acting as an independent contractor and not as an employee, agent, or representative of Seth Capital Group.

11. Term and Termination

This Agreement shall remain in effect until terminated by either party with 30 days written notice. Referrals submitted prior to termination remain eligible for compensation if the loan closes.

12. Governing Law

This Agreement shall be governed by the laws of the State of Idaho.

Frequently Asked Questions

Do I need a mortgage license to participate?

No. The Seth Capital Investor Network is a referral program, not a loan origination role. You introduce investors — we handle everything else. No NMLS, no licensing required.

How do I get paid?

Referral fees are paid via bank transfer within 5–7 business days of loan funding. You'll provide your banking details during registration. You are responsible for any tax obligations on referral income.

What types of loans qualify?

All investment property loan programs qualify — DSCR, Alt-Doc, Bank Statement, ITIN, Foreign National, and Asset Depletion. The minimum loan amount is $150,000. These must be business purpose loans only — no consumer/owner-occupied.

What if my investor does multiple deals?

You earn on every deal. Once you register an investor, your 12-month protection period covers all transactions with that investor. Each new deal extends the protection for another 12 months — creating a rolling relationship that keeps paying.

Can I submit deals in any state?

Seth Capital Group lends in 40 states. If the property is in one of our covered states and the loan is $150K+, it qualifies for referral compensation.

What happens if I only have a name and number?

That's Tier 1 — Investor Introduction. You'll earn 0.25% of the funded loan amount. As you build the relationship, you can submit future deals at Tier 2 or 3 for higher compensation.

Is there a cost to join?

No. The Seth Capital Investor Network is free to join. There are no fees, no minimums, and no obligations. You only earn when a deal closes.
