Some properties generate strong cash flow — but not quite enough to clear the DSCR threshold on their own. The DSCR Fusion program solves this by allowing you to supplement rental income with verified liquid assets during qualification.
Asset utilization converts a portion of your liquid holdings into a calculated monthly income figure, which is then blended with the property's actual rental income to meet DSCR requirements. This opens doors that standard DSCR qualification would close.

Standard DSCR vs. No-Ratio — What's the Difference?
Not every great investment property cash flows on day one. The No-Ratio option removes the DSCR floor entirely for the right borrower profile.
Income Covers the Payment
The property's monthly gross rental income is divided by the PITIA (principal, interest, taxes, insurance, association dues). A ratio of 1.00 means break-even. We lend down to 0.75 DSCR — meaning the property only needs to cover 75 cents of every dollar of mortgage payment.
Best for: stabilized rentals, properties with strong market rents, and investors who want maximum leverage with minimal cash contribution.
No DSCR Floor — Credit Qualifies
For properties below 0.75 DSCR — or where no rental income exists yet — the No-Ratio program removes the income requirement entirely. Qualification is based on borrower credit strength and equity position rather than property cash flow.
Best for: value-add acquisitions, properties mid-renovation, investors purchasing below market and planning a reposition, or any deal where the numbers will work after stabilization.
