Fix & Flip Financing
Short-term capital for the purchase and renovation of non-owner occupied residential and multi-family properties. Structured to move as fast as your deal does.
Fix and flip success is a capital timing problem. The deal window is narrow, the renovation clock starts immediately, and a lender that moves slowly costs you the spread. Our fix and flip program is structured around your timeline — not ours.
We finance up to 85% of the purchase price plus 100% of renovation costs on 1-4 unit properties, capped at 70% of After-Repair Value. That means you're not bringing a massive cash position to the table — you're leveraging our capital to do more deals with less of your own money tied up in any one project.
Eligible collateral includes single-family residences, condos, townhomes, and multi-family apartment buildings — both residential and 5+ unit commercial. All projects must be non-owner occupied. First-time flippers are eligible for 1-4 unit projects with a 650 FICO.
Loan term is 12 months — built for a full rehab-and-exit cycle. Renovation draws are disbursed against completed work, keeping your cash flow tight and your project on track.

Renovation cost is 2.5%–50% of the initial property value. Paint, floors, fixtures, landscaping.
